TestFit is a Dallas-based firm founded by Clifton Harness and Ryan Griege — emerged to eliminate tedious tasks like manual unit counts and parking layouts.
Starting as a simple command-line tool, TestFit has evolved into a comprehensive real estate feasibility platform for developers, architects, and urban planners.
At its core, TestFit is a real-time configuration engine for site planning. Its Site Solver and Urban Planner modules generate building massing, unit mixes, parking, roads, setbacks, grading, and environmental constraints instantly, previewed from map or parcel data.
Users input site parameters like setbacks, FAR, unit mix, and parking ratios, and TestFit delivers feasible layouts in real time, together with financial metrics, and takeoffs.
Though often mistaken for AI, TestFit primarily employs parametric algorithms and goal-based optimisation. Its Generative Design (in beta) adds computational AI for layout optimsation — letting users define targets and receive multiple site solutions without scripting.
